TM30 documents: what you need to register and to notify
TM30 needs two separate sets of documents — one to register your property's address (done once), and one for every guest you notify. Here's exactly what each requires.
To register your property (once)
Owner's ID or passport
A copy of the Thai ID card if the owner is Thai, or passport if the owner is a foreign national.
House registration book (tabien baan) or lease
Proof you're the legal owner, possessor, or tenant responsible for the address — a copy of the house registration book, title deed, or rental agreement.
Letter of authorization, if someone files on the owner's behalf
If a manager or agent files instead of the owner, upload both people's ID copies plus a signed authorization from the owner.
To notify each guest
Passport photo page
Full name, passport number, nationality and date of birth, exactly as printed.
Visa or entry stamp details
The entry type and date stamped on arrival — some hosts also keep a copy of the TM6 arrival card for reference.
The actual arrival date
The date the guest took up residence at your property — this starts the 24-hour clock, not the booking date.
Who provides which document
| Document | Who has it | When you need it |
|---|---|---|
| Owner's ID / house registration | Property owner | Once, when registering the address |
| Guest's passport and visa details | The guest, at check-in | Every time you notify a new guest |
| Authorization letter | Property owner, for an agent or manager | Once, if someone else files on the owner's behalf |
Where Prime Host fits in
A reminder to collect the passport at check-in
Today's foreign-guest list flags who still needs their passport collected, since that's the one document the online form can't do without.
Guests with no nationality on file still show up
If a booking channel didn't send a guest's country, Prime Host still lists them — tagged as unknown — so an incomplete booking doesn't get missed.
A reminder only
Prime Host doesn't collect or store these documents for Immigration, and can't confirm a filing went through. Filing happens at tm30.immigration.go.th.
Frequently asked questions
What documents do I need to register my property for TM30?
A copy of the owner's Thai ID or passport, and a copy of the house registration book, title deed, or lease showing who's responsible for the address.
What information do I need from a foreign guest to file TM30?
Their passport photo page (name, passport number, nationality, date of birth), visa or entry details, and the exact date they took up residence.

It's not always required, but some hosts keep a copy for reference alongside the passport and visa stamp.
Can someone other than the owner file TM30?
Yes — a manager or agent can file on the owner's behalf, but needs a signed authorization letter from the owner plus both people's ID copies.

Scanned or photographed copies are what the online system accepts for registration and notification; originals aren't uploaded.
