The Booking.com extranet, explained for property owners

The Booking.com extranet is Booking.com's own back-office dashboard — not Prime Host's. Here's how to sign in, where rates, finance and reviews live, and how to connect a channel manager.

How to sign in to the Booking.com extranet

Sign in at the official address only — never through a link in an email you weren't expecting.

  1. 1

    Go to account.booking.com

Booking.com's own sign-in page for property owners. Some partners still know the same door by its older address, admin.booking.com.

  2. 2

    Use the property owner's account

Not a personal Booking.com guest account — the extranet is tied to the owner's login.

  3. 3

    Complete two-step verification

Booking.com asks for a PIN after your password. Get it from the free Pulse app (tap More → Settings → Extranet PIN) or by text message.

  4. 4

Use Pulse for quick tasks on your phone

Pulse is Booking.com's own mobile app for partners — messages, reservations, and quick rate or availability changes. It doesn't replace the full extranet for everything.

What the main extranet menus do

Rates & Availability

Set room rates and rate plans, open or close dates, and set minimum-stay restrictions from the calendar.

Reservations

Arrivals, cancellations and no-shows, and the detail behind each booking.

Property

Photos, amenities, description and policies.

Finance

Payout schedule, invoices and commission statements — reconcile this monthly against your own books.

Inbox

Messages from guests and from Booking.com itself.

Reviews & Genius

Reply to guest reviews, and manage visibility programmes like Genius and the Preferred Partner Programme.

Two things owners do most: change a price, and connect a channel manager

Only the property owner's own account can switch the connectivity provider — this one step has to be done by the owner.

  1. 1

Change a price or close a date

Rates & Availability → the calendar → pick the date or range → edit the price or toggle it closed.

  2. 2

    Open the Account menu

Top right corner of the extranet.

  3. 3

Account → Connectivity provider → Search

Type “Channex” in full — a partial word won't find it — and choose Channex.io from the list.

  4. 4

    Accept the terms

The summary screen pre-ticks reservations, rates and availability. Press Next, tick the XML agreement, then “Yes, I accept.”

  5. 5

    Wait for provider confirmation

The page shows “Waiting for provider confirmation.” That's normal — Booking.com and your channel manager finish the handshake from there.

Common extranet problems

You can usually sort this yourself

  • Forgot your password — reset it from the sign-in page
  • A price change isn't showing on the live listing — check a rate plan or restriction isn't overriding it
  • Lost your Pulse PIN — generate a new one in the app

Only Booking.com Partner Support can fix this

  • Account locked or suspended
  • “Waiting for provider confirmation” stuck for more than a couple of days
  • A dispute over a specific reservation or payout

Where Prime Host fits in

One calendar for every extranet

Once connected, day-to-day rates and availability move to one Prime Host calendar instead of logging into Booking.com, Agoda and the others separately.

Read-back on every update

A success response from Booking.com isn't treated as done — Prime Host reads the value back from the channel before marking it confirmed.

See what the guest actually paid

Booking.com programmes like Genius can change the final price quietly. Prime Shield compares what you sent with what the guest paid and shows the gap in money.

Frequently asked questions

What is the Booking.com extranet?

Booking.com's own back-office dashboard for property owners, at account.booking.com — separate from the listing guests see, used for rates, reservations, finance and reviews.

Is admin.booking.com the same as account.booking.com?

Yes — partners sometimes still refer to the extranet by its older address, admin.booking.com; both lead to the same Booking.com sign-in for owners.

How do I get my two-step verification PIN?

From the Pulse app (More → Settings → Extranet PIN) or by text message — Booking.com asks for it automatically after your password.

Where do I see Booking.com's commission and payouts?

Finance, inside the extranet — it lists invoices and commission statements. Reconcile it monthly against your own bank statement.

How do I connect a channel manager to Booking.com?

From the extranet: Account → Connectivity provider → Search → type “Channex” in full → choose Channex.io → accept the terms. Only the property owner's account can do this step.
